Located just 1Km from Phuket International Airport in a rural and peaceful area, this highly-rated 'Bed and Breakfast' serves the needs of transit and overnight travelers. Built in 2014 by the same builder of 3 other 'transit' hotels, this business has a verifiable guest-room occupancy rate close to 100 per cent throughout the year.

The new international terminal at the airport is due to open in 2016, and this will also boost occupancy rates, which reaches more than 100 per cent in high season, (ie the same guest room can be sold more than once per night, because many customers pay the full room rate to stay for a few hours).

The property currently consists of 5 air-conditioned guest rooms, 2 traditional Thai bamboo houses with outside terrace on stilts, 2 luxury Sioux Indian Glamping teepees, a small exercise gym. a fully-equipped kitchen, utility room and garden with children's play equipment - the revenues quoted for the past 12 months of trading are based JUST ON rental of 4 guest rooms because the bamboo houses and Sioux teepees are newly-installed.

A further 2 traditional Thai bamboo houses and 4 Glamping Safari tents are planned to open by the end of January 2016, (or the seller will assist the new owner in the installation of these).

The estimated room rate for the additional guest accommodation is at 75% of the room rate for the existing air-con rooms, (based on the seller's lengthy experience with his other airport hotels).

The property is on long-leased 'bare' land, (a non-Thai can lease land in their own name, without the need for a Thai partner), leased with 12 years remaining on the renewable lease. The monthly lease payment is just $444, and there are no rent increases over the whole of the existing lease term, nor is there any security deposit or key money.

Important- The new owner acquires the Freehold of all existing buildings on the land, as well as any new buildings that they wish to build.

Running costs are very low, because the property has its own well supply (never runs dry), and a reliable septic tank and soakaway system - there are therefore no water/sewage bills from the local government/council.

The average monthly bill for the 3-phase electricity supply is about $250.

The asking price to buy the business, buildings, furnishings, goodwill and future booking revenue is 7 million baht ($200,000 USD) ONO. (So the ROI is about 2.5 years).

Important! This price may be increased if the new guest accommodation generates a higher revenue than estimated. 

The business is registered as a Thai limited company, with the owner having majority voting rights, (the other major shareholder is the seller's Thai accountant, whom he has had a trusted relationship for 14 years). A non-immigrant B visa and work permit can be applied for, if the new owner is not Thai.
