Jomtien vs Central Pattaya: Where Should You Live?

Two very different sides of the same city

Pattaya and Jomtien are often talked about together, but they feel like different places to actually live in. Central Pattaya is dense, loud and built around tourism and nightlife. Jomtien, a short drive over Pratumnak Hill, is quieter, more residential, and home to a much larger share of long-term expat residents than short-stay tourists.

Pace of life

Central Pattaya doesn't slow down -- restaurants, bars and street life run late into the night, especially around Walking Street and Soi Buakhao. Jomtien has its own restaurants and beachfront bars, but the atmosphere is closer to a relaxed beach town than a nightlife district, particularly once you move a street or two back from the beach.

Value for money

Jomtien generally offers more space and better value per baht than equivalent properties in Central Pattaya, especially once you compare houses and larger condos rather than small studios. It's part of why so many long-term residents and retirees end up settling here rather than in the city centre.

Getting around

Both areas are well served by baht buses and ride-hailing apps, and it's a manageable 15-20 minute trip between them. Many residents live in Jomtien and still visit Central Pattaya regularly for shopping, dining or nightlife, treating it as a night out rather than a daily commute.

Which is right for you?

If you want to be in the middle of the action, Central Pattaya suits that. If you want a quieter base with easy access to the beach and a settled community, most long-term residents find Jomtien the better fit.
